Getting Your Carpet Ready for a Move-Out Inspection

Handing back the keys is stressful enough without wondering how the carpet will look to the person holding the clipboard. This guide covers what to check in your lease, when to schedule the clean, what a professional clean can and can't fix, and the paperwork worth keeping. It's written for renters anywhere in metro Atlanta, whoever you end up hiring.

The short version
  • Your lease sets the rules for the carpet at move-out, so read its cleaning section before you book anything.
  • Have the carpet cleaned last, once the movers, the touch-ups and the rest of the cleaning are done.
  • A low-moisture clean is dry in about an hour, so it can happen shortly before the walk-through.
  • Keep the itemized invoice, and photograph every room after the clean.
  • Be realistic about damage: cleaning lifts soil and most stains, but it can't restore color bleach took or mend a burn.

Start with what your lease says

Every lease treats carpet a little differently, and yours is the only document that spells out what your landlord expects. Find the part about cleaning or the condition of the home at move-out, and look for these points.

  • Whether professional cleaning is required. Some leases ask for it in so many words. Others only ask that the home be returned clean.
  • Whether proof is expected. If the lease mentions a receipt, plan to keep the invoice somewhere you can find it in a hurry.
  • Who arranges it. If the lease says the landlord books the cleaning, find that out before you schedule anyone yourself.
  • Pet terms. A pet addendum may say something separate about odor or treatment.

When something is unclear, ask your landlord or property manager and get the answer in an email, so you both remember it the same way. Questions about the deposit itself, such as how much comes back and when, belong to your lease and your landlord. We clean carpet, so we stay out of that part, and you should be wary of any cleaning company that says it can guarantee you'll get a deposit back.

Book the carpet last

The order of the final few days matters more than most people expect. Carpet cleaned while boxes are still going out the door gets walked over on every trip, and carpet cleaned before the wall patching ends up under a film of sanding dust. This sequence avoids both.

Clear the rooms

Get every last box and piece of furniture out. An empty room is the one time carpet can be cleaned right to the walls.

Patch and paint

Fill the nail holes, touch up the walls and sand what needs it, so the dust settles before the carpet is done.

Clean everything else

Kitchen, bathrooms, cabinets and windows come next, while walking through the carpeted rooms with buckets still does no harm.

Carpet, then keys

The carpet goes last. Take your photos once it's done, and hand over the keys.

That order only works when the carpet dries quickly. Steam cleaning can leave a floor damp into the evening, which is a real problem if the inspection is that afternoon. Our low-moisture method leaves the carpet dry in about an hour, so it can be the very last item on your list. We clean Monday through Saturday. If your walk-through falls early on a Monday, plan the carpet for the Saturday before.

Look at the carpet the way the next person will

A few days before the clean, walk each room once in good light, starting from the doorway, because that's the first view anyone gets. Jot down what you notice so you can show the technician.

  • Gray paths from the door to the bed, the desk or the couch
  • Spills near the kitchen, the dining table and wherever the TV sat
  • Pet accident spots, including any you can smell but can't see
  • Snags, burns, or patches where the color looks different

That list does two jobs. It makes sure nothing gets missed on cleaning day, and it tells you early whether anything in the home needs a conversation with your landlord.

What a professional clean can fix, and what it can't

A good technician sorts your spots into these two groups while walking the rooms with you, and you hear the verdict on each one before a price is settled. They usually fall like this.

What you seeWhat to expect from a clean
Gray traffic lanesThey usually come out, because they're mostly soil the vacuum couldn't reach.
Food and drink spillsMost lift or fade a great deal. The technician tells you beforehand which may only lighten.
Pet urineIt needs its own protein and enzyme treatment. With us, the odor is covered by our 100% pet odor removal guarantee.
Bleach spots and lost colorCleaning can't bring back dye that is gone.
Burns, cuts and snagsThese are physical damage, and no cleaning repairs them.
Worn, thin walkwaysCleaning can't add back fiber that has worn away.

If something from the bottom half of that table is in your rental, it's far better to know before the inspection than to discover it during one. Talk to your landlord about it; a careful clean will still make the rest of the room look its best.

If a pet lived there

Pet accidents are the spots most likely to linger, because urine soaks well below the surface and the smell can return after a quick surface clean. Show the technician every area you know about, plus any corner where you've caught a whiff. Those spots get our protein and enzyme treatment, which reaches the urine down where it settled, and with us they're covered by our 100% pet odor removal guarantee: notice the smell again after we've gone, and those spots are treated again at no charge.

Book the pet treatment together with the move-out clean, so it's one visit and one invoice. Our pet stain and odor guide explains the problem in more depth, and the pet odor service page covers the treatment itself.

Keep the invoice, and take your own photos

When a lease asks for professional cleaning, the itemized invoice is what shows it was done. Ours lists the rooms one by one, shows any pet treatment you added, and carries the figure you approved before we began, because the written quote and the invoice match. Save it as a PDF or a photo, and forward a copy to your landlord or property manager when they ask.

Then take pictures of your own. Once the technician has left, photograph each room from the doorway and again from the far corner, and add close-ups of anything you pointed out. Your phone stamps each picture with the date and time, and together with the invoice, those photos show how you left the place.

If a spot shows up after you've gone

Once in a while, a spill that went deep creeps back up to the surface after the carpet dries. With us, a spot that does that earns another visit at no charge, as part of our satisfaction guarantee. You'll have moved out by then, so arrange access with the landlord or manager first, and tell us who will be meeting the technician.

What a move-out clean costs with us

Three rooms start at $109 for up to 450 square feet in total, and a staircase starts at $40 per flight. Pet treatment starts at $30 a room; when a visit includes it, the visit starts at $149. You'll see the whole figure in writing before the clean begins, and our pricing page lists everything else.

A move-out carpet checklist

  • Read the cleaning and pet sections of your lease.
  • Ask your landlord about anything unclear, and keep the reply.
  • Book the carpet for after the movers and the touch-ups.
  • Blot fresh spills, and leave the scrubbing alone.
  • Walk each room with the technician and point out every spot and pet area.
  • Check the result on the final walk-through before the technician leaves.
  • Save the invoice and photograph every room.
  • Hand over the keys on a dry floor.

If you'd like us to take care of the carpet, you can book online and the office will confirm the time with you. The move-out carpet cleaning page explains how we run those visits.

Move-out carpet questions

The lease requires a professional carpet cleaning. Will a rented machine satisfy that?

That's your landlord's call, since it's their lease language, so ask before you spend a Saturday on it. If the lease or the landlord wants a receipt from a cleaning company, a rental won't produce one. Rental machines also soak the carpet, which can leave it damp for hours with soap in the fibers. If you hire us, you get an itemized invoice naming each room we cleaned.

We're touching up paint before we move out. Which comes first, the paint or the carpet?

The paint. Do the patching, the paint touch-ups and the sanding first, then the kitchen and bathrooms, so nobody carries drywall dust or a dripping bucket across a finished floor. The carpet should be the final job before the inspection. Because ours is dry in about an hour, that order still works when the walk-through is booked for the same afternoon.

The carpet already had stains when I moved in. What should I do about them now?

Mention them as soon as the walk-through begins, including any you added yourself, and you'll hear which should lift and which may only fade before any price is agreed. To show the older marks were there before you, rely on your move-in photos or a move-in condition checklist, if you filled one out. Our invoice records what we cleaned, not when a stain appeared.

How far ahead should I book a move-out carpet cleaning?

As soon as your move-out date is firm. Appointments run Monday through Saturday, so booking early gives you the widest choice of times, and you can pick one on our online calendar for after the movers are finished. The office confirms the booking with you. If your dates shift, tell us as early as you can and we'll look for another opening.

Should I try to scrub stains out myself before the cleaner comes?

Leave them, apart from blotting anything fresh with a plain white towel. Scrubbing tends to spread a spot and rough up the fibers around it, and plenty of store sprays leave a soapy film that grabs dirt and makes the area look worse later. Instead, jot down what caused each stain if you know. That note helps the technician more than any head start.

Satisfaction guaranteed on every visit.
