Carpet Cleaning in a High-Rise Condo or Apartment Tower

A tower adds steps a house never has: an elevator to reserve, a front desk to check in with, a loading area and somewhere to park. None of it is hard once you know what to ask. This guide covers each step, from your first note to building management to the moment the service elevator is handed back to everyone else.

The short version
  • Before you book, ask management how vendors get in: the elevator, contractor hours, the loading area, parking and sign-in.
  • Pass those rules along when you book, and the visit gets planned around them.
  • Nothing we bring is too big for the service elevator, and it all goes up with the technician, so the elevator is needed only at the beginning and the end.
  • The carpet is dry in about an hour, so your pets aren't shut out for long and the building isn't kept waiting.
  • Inside the unit it's our usual visit: a walk-through, a written price, a careful clean and a final check with you.

Start with building management

Every tower runs its own way, and the rules usually sit with the management office or the concierge. A short email a week or so ahead saves a lot of standing around on the day. These are the questions worth asking.

Ask managementWhy it matters
Does the service elevator need a reservation?Buildings often keep contractors and their equipment in the service car, booked by time slot.
Are there set hours for contractor work? Some towers allow vendors only on weekdays, or only between certain hours, and the visit has to sit inside that window.
Where can a vendor unload, and where can they park?It might be a loading dock, a garage level or a marked visitor space. Knowing which one saves time at arrival.
How does the front desk handle sign-in?Some desks call up and send vendors on; others want the resident to come down and meet them.
Does anything have to be on file before the visit? Some buildings register contractors ahead of time. Find out what yours wants early, so nothing stalls at the desk.

Write the answers down. They're exactly what we'll ask you when you book.

What to tell us when you book

Pass along what management told you, plus the details that get a technician from the curb to your door without a phone call from the lobby.

  • The building's name and street address, and which entrance vendors use
  • Your floor and unit number
  • The service elevator reservation, if there is one, and the contractor hours
  • Where to unload and where to park, with any gate or garage code
  • How sign-in works at the front desk
  • What you'd like cleaned: rooms, rugs, upholstery and any pet accident spots

You can choose a time on our online calendar and add these notes, or call or text the office, where the phone is answered around the clock. The office confirms the booking with you, and if your building's window is tight, that's the moment to say so.

Arrival: the desk, the dock and the elevator

On the day, the technician checks in at the front desk the way your building asks, unloads where you told us, and moves the vehicle to its parking spot if the dock is for unloading only. Then everything goes up in the service elevator with them.

That's the part a tower notices most. Our equipment is portable, so nothing runs from the street to your floor: no hose snaking across the lobby, no line propping open a stairwell door. The service elevator is needed when the technician comes up and when they go down, and the rest of the time it's free for your neighbors and their deliveries.

Inside your unit

Once the technician is through your door, it's the same visit we give a house. You walk the rooms together first; the technician looks over the busy paths and any marks you want gone, notes anything fragile, and writes down a price. Nothing is cleaned until you approve it, and your invoice will match it.

The clean is our low-moisture process. A modest, measured dose of solution breaks the soil's grip low in the carpet, and the cleaning pads that follow draw it out; whenever one turns dark, the technician changes it for a clean one. Lighter furniture such as dining chairs and ottomans is moved so the carpet underneath gets cleaned. The bed, the dresser and the media cabinet stay put, and the carpet is cleaned up to their edges.

If your unit has area rugs, they're cleaned right where they lie, and each sofa or chair is cleaned the way the code on its tag allows. Where a pet has had accidents, those areas get our protein and enzyme treatment, which goes to work where the urine soaked in, and our 100% pet odor removal guarantee covers them.

At the end, you walk the rooms with the technician again. Anything you point out gets another pass before the equipment heads back down.

Why low moisture suits a tower

A condo or apartment rarely has a spare room to retreat to while a floor dries. If steam cleaning leaves the carpet damp until evening, you and the dog end up squeezed into whatever isn't wet, with fans running for hours. Ours is dry in about an hour, so you get the rooms back quickly, and the dog gets its corner back with them.

Your neighbors notice the difference too. Portable equipment means the service elevator is tied up only for the ride up and the ride down, and nothing of ours sits in the corridor or the lobby while we work. Everything we use is non-toxic and eco-friendly as well.

One more point in a tower's favor: our clean leaves no residue to attract fresh dirt, so it lasts about three times longer, and over the years that means fewer elevator slots to book and fewer emails to management.

Moving in or out of a tower

On a moving day, the movers will usually want the service elevator too. Schedule the carpet for after their reservation ends and the last box is gone, so the technician isn't waiting on the elevator or working around furniture. Empty rooms clean best anyway, since every bit of carpet can be reached right to the baseboards.

The carpet is dry in about an hour, which keeps a handover or a move-out inspection on schedule, and the itemized invoice lists each room we cleaned, ready to forward to whoever needs it. Our move-out guide covers the rest, and the move-out cleaning page explains the service.

A high-rise checklist

  • Email management about the elevator, contractor hours, unloading, parking and sign-in.
  • Book the service elevator, if management asks you to.
  • Book with us and pass every one of those details along.
  • Add LocalPro to the desk's visitor list if your building keeps one.
  • Clear small items off the floor and settle the pets in another room.
  • Walk the rooms with the technician, approve the written price, and check the result at the end.

High-rise carpet cleaning questions

Our building lets contractors work only on weekdays. Can you fit inside those hours?

Yes. We clean Monday through Saturday, so a weekday-only rule still leaves five days to choose from. When you book, give the office the exact window your building allows, and it will set the start time with that window in mind. If management also limits how long a vendor may stay, mention that too, along with the rooms you want cleaned.

Do I have to come down to the lobby to meet the technician?

Only if your building asks residents to. Some front desks phone up and send a vendor along, while others want the resident to come down and bring them up. Ask management which way yours works and tell us when you book. If the desk keeps a visitor or vendor list, add LocalPro to it ahead of the day, and the technician will check in exactly as the building requires.

The service elevator is shared by the whole building. How long will you need it?

Just for the trip up and the trip down. Everything the technician cleans with is portable, so it rides up at the start and back down at the end, and in between the elevator is free for everyone else. If your building reserves the elevator in blocks, ask management whether a short slot at each end will do, and tell us the times when you book.

Can the concierge let the technician into my unit while I'm at work?

We'd rather you were there, because the visit begins and ends with you: a walk through the rooms and a written price you approve before any cleaning, then a final look at the result together. If you can't be home at either end, call the office before you book and we'll talk it through.

Vendors in our tower have to clear the loading dock by a set time. What if the cleaning runs late?

Tell us the cutoff when you book, along with the rooms you want cleaned, so the office can choose a start time that leaves room before it. Often the vehicle can leave the dock once the equipment is upstairs and wait in visitor parking or the garage, which takes the clock off the dock entirely. Ask management whether your building allows that.

Satisfaction guaranteed on every visit.
